If so, you may be in defualt on your mortgage heading towards a “Notice of Default” (NOD), or one has already been filed on your property. The NOD is filled by the lender when they begin the actual foreclosure process. Once the NOD has been filed, you have 120 days until the “sale date”. You can view the foreclosure timeline here.
The reason you have received a note from us is that we have helped many homeowners in your same situation avoid foreclosure through the process known as a “short sale”. In helping these individuals, we have been able to help them save their credit and find a resolution to their problems.

Especially now that the Notice of Default (NOD) has been filed and has become public record, you must be extremely cautious of people contacting you offering “quick solutions”.
MAKE SURE to read our section on “What Not To Do”. It's important to make sure you understand all of your options and the ramifications of each. Did you know that if you let your property go to foreclosure, there is the possibilty of the lender coming back to you AFTER the foreclosure in an attempt to collect? There isn't that chance after a successful short sale.
